The Oscar Traynor Woods development is a residential community currently being built in Coolock. When complete it will provide 853 high quality homes for the area.

853 New Homes

853 homes are being built comprising 40% Social Housing, 40% Cost-Rental and 20% Affordable Purchase. The site is located in close proximity to Santry, Northside Shopping Centre, Dublin Airport, Beaumont Hospital and Dublin City University (DCU).

Public Spaces

Approximately 8.9 acres of the site will be given over to public space, including public parks, containing allotments, cycle trails, play areas and woodlands. These will be available to residents and the wider community.

Additional Amenities

There will also be a community building comprising 1,680sqm over 2 floors, with options for retail units. Separately, adjacent to the Oscar Traynor Woods Development are lands reserved for a future school site to be developed by the Department of Education.

What types of housing are being built here?

The Oscar Traynor Woods Development will deliver 853 homes (a mix of houses, duplex and apartments) split across social housing, cost-rental and affordable purchase schemes. All homes are being built to the same high-quality standard, ensuring that there is a consistent look and feel throughout the whole development.

 

Social Housing, Cost-Rental and Affordable Purchase Housing in the Oscar Traynor Woods Development will be allocated through processes established by Dublin City Council and an Approved Housing Body. Social Housing

This is housing provided by a local authority or an independent Approved Housing Body (AHB) to people who are unable to afford accommodation within their own means.

Cost-Rental

Cost-Rental properties are delivered by AHBs and local authorities to people who are not eligible for social housing but have difficulty affording rental accommodation.

Affordable Purchase

There is an Affordable Housing Scheme which allows people on a low to middle income purchase a house at a rate lower than market value. Qualification is based on ‘purchasing ability’.

Energy efficiency

All the homes being built are A-rated for energy efficiency and incorporate sustainable and renewable technology, resulting in lower energy costs.

Public Parks

As part of the development plans, over 20% of the site of the site will be used as public parks, which will include allotments, cycle trails, play areas and woodlands. These amenities will be available to residents and the wider community in the Oscar Traynor Woods and Coolock area.

Included in the development plans is a community building, including a café for community and cultural uses, with options for retail units and community activities. Like the park areas, the community building will also be available for the benefit of the wider community in Coolock and surrounding areas.

Where are these proposed developments located?

The land is a 17-hectare site to the north-west of Coolock. It is a greenfield site that has laid vacant for over four decades, bordered by the M50 to the west, Coolock Lane to the north, and residential estates to the east and south.

Is the land private or public land?

Glenveagh Living will develop the land as part of an agreement with Dublin City Council to provide 853 homes at Oscar Traynor Woods, to consist solely of 40% social housing, 40% cost rental and 20% affordable purchase homes.

What is the difference between social housing, cost-rental and affordable purchase housing?

Social Housing: This is housing provided by a local authority or an AHB to people who are unable to afford accommodation within their own means.

Cost-Rental: Cost-Rental properties are delivered by AHB’s and local authorities to people who are not eligible for social housing but have difficulty affording private rental accommodation.These properties must be at least 25% below private market rents in the area and are linked to annual inflation. The money collected from rents goes solely towards the maintenance and management of the property.

 

Affordable Purchase: There is an Affordable Housing Scheme which allows people on a low to middle income purchase a house at a rate lower than market value. Primarily aimed at first-time buyers, under the scheme a local authority retains a stake in the home, although this can be bought out. Qualification for the scheme is based on a person’s ‘purchasing ability’ being less than 85.5% of the price of the market value of an average home.

How can I buy or rent a home in the Oscar Traynor Woods Development?

The online portal for the first phase of affordable purchase homes was opened in July 2024 and the closing date for applications was 20 August 2024. The next phase of affordable purchase homes is currently being prepared and further details will be shared here in due course. Please refer to affordablehomes.dublincity.ie for further information.

Has planning permission for the Oscar Traynor Woods Development been granted?

Final planning permission was granted in 2023 and construction works started in Q4 2023.

When are they expected to be completed?

Construction works started on site in Q4 2023 and the first new homes are expected to be delivered on a phased basis from Q4 2024.

Will there be much disruption in the area during the construction phase?

In any construction project there will be a certain level of disruption, but we will work with the local community and our construction partners to ensure that this is kept to a minimum.
